Architectural Scale Models

We recently acquired a building next door to our current studio, expanding our footprint to 15,000 sq. ft., giving our headquarters a campus-like feel. Our growth as a company is all in an effort to increasingly serve the international demand for our work, which heavily includes allocating more floor space for our rapidly growing scale model division. Prior to the Covid-19 restrictions, it wasn’t unusual for the NEEZO model makers to hop over to Manhattan for an install in the morning, grab a bite in the Big Apple, then head back to Toronto for another scale model install in the afternoon. 

By using the latest innovations in 3D printing and laser cutting technology, as well as incorporating a variety of mediums, we are able to authenticate any texture or material to produce the most realistic concepts. From producing small scale model bus stops for Walt Disney’s Ant-Man Movie Premiere, to creating an 11ft. scale model of Mizrahi Developments’ The ONE (Canada’s soon-to-be tallest high rise), our scale model portfolio has grown to be very diverse.

Television

Called upon by some of the hottest shows and talent in TV production, NEEZO’s 3D animations, photorealistic renderings, and motion graphics, have been and continue to be featured on Netflix, ABC, HGTV, FOX, W Network, CBC, CTV, and The Food Network, just to name a few. NEEZO Studios has been the home of the 3D animations and renderings featured on HGTV’s hit show The Property Brothers since its inception over a decade ago, and have continued this partnership to create the 3D animations and renderings on their other shows such as: Celebrity IOU, Forever Home, Brother vs. Brother, and Property Brothers at Home.

Red Carpet VIP-VR

Our latest 3D breakthrough creative product, Red-Carpet VIP-VR, is a virtual duplicate of a builder’s sales centre experience that gets you to the proverbial front of the line—wherever you are. Homebuyers and investors can experience the sales centre 24 hours a day, 365 days a year.

“As the pandemic paralyzed business; builders had invested half a million dollars or more in these stunning sales centres that were just sitting there… empty, when they were poised to experience a successful selling season. Everything came to a grinding halt.” 

Marvin Maalouf, innately skilled at reverse engineering thought, “How could my builder clients still make use of these showpiece sales centres and safely give homebuyers and investors that high touch sales centre experience… and that’s when it hit me! Shortly after, we rolled out RED-CARPET VIP-VR which serves as the perfect prelude to LiveSite™.”

For those not visiting the sales centre in-person, NEEZO implemented a series of interactive touchpoints that enable users to download, listen to or view photorealistic 3D elements of the entire sales centre. Beyond the 3D tour, though, there’s an enhanced conventional VR walk-through with a myriad of interactive components, including a video-hostess who points out what you can see/do at every interactive touchpoint of the sales centre and 3D renderings of features like various kitchen combinations.

Most recently, NEEZO’s Red Carpet VIP-VR won Gold at NAHB’s The Nationals 2021, an award that is as prestigious in the real estate industry as the Oscars are for the film industry.

Virtual/Augmented Reality

Using state-of-the-art technology, coupled with our strong artistic skills and vast experience in creating video games, NEEZO also has the ability to create unparalleled and memorable virtual and augmented reality experiences. The company’s virtual reality and augmented reality experiences enable users to explore new residential or commercial developments, walk through recreational parks, and even discover historic spaces. 

Configurators and Visualizers

NEEZO has been called upon by world-renowned companies to create stunning configurators and visualizers that showcase different project types. For example, in partnership with Avery Dennison, NEEZO Studios designed and developed a photo-realistic vehicle wrapping visualizer application that allows users to choose their favorite vehicle, then select from Avery’s library of 100+ vinyl films to customize the vehicle’s body, mirrors, roof, and hood to your liking. 

NEEZO also partnered with Sears USA to create a photo-realistic kitchen finish configurator application that allows users to select from a real-world library of hundreds of cabinet finishes, door shapes, cabinet hardware, as well as backsplashes, countertops, and floor finishes. 

We’ve also partnered with The Home Depot to create a custom configurator that allows users to sift through Home Depot’s product offerings, view price, and then arrange the hardware around a model garage to get an idea as to how they can design their space.

Drone/Aerial Photography

To add on to the wide array of services that our one stop studio offers, NEEZO has in-house certified and licensed Drone Pilots that act as your eye in the sky, meaning they are able to capture your project’s site before the shovel hits the ground. After collecting the drone footage, the NEEZO drone division sends it over to the renderings and animations division in order to incorporate the footage into the project’s animation and renderings.

In this animation, you can see how we were able to incorporate drone footage into the animation that we created for a development beside The University of Alabama’s Bryant-Denny Stadium.

I am very happy to share one of NEEZO’s latest scale models that was created for Edenshaw Developments’ ALBA. ALBA is an upcoming condo development that will feature modern architectural design. With over 400 suites spanning across 32 storeys, this condo development is going to bring a new standard of condominium living to downtown Mississauga, ON.

Building every scale model takes hard work, but the end result sure is worth it. That’s why we decided to bring you along to see the journey of the ALBA scale model and how it went from our scale model shop to the middle of the sales center.

I had the opportunity to stop by the ALBA sales center to check out the model on display for myself. How gorgeous does it look in the middle of the sales center?

Although here at NEEZO, we create all of the virtual marketing tools as well (ex. Renderings, animations, sales software, etc), there’s nothing like having a scale model on display in the sales center because it gives potential buyers the opportunity to look at the details and really appreciate the intricacy of the building…oh yeah, it also gives people the perfect photo-op. If you were wondering, this scale model was constructed at a scale of 1:75.

I am very excited to share that NEEZO Studios’ 3D animations are featured on Netflix’s newest original series, Motel Makeover! 

Motel Makeover is a 6 episode series that “centers on friends and business partners April Brown and Sarah Sklash as they reinvigorate a dated property in Sauble Beach, Ontario. It’s a second location for their brand of June Motels, which offer guests Instagram-worthy backdrops, rosé and plenty of millennial pink.” (Credit: USA Today, Mere home renovations aren’t enough: Motel makeovers are the latest in the supersized TV boom). Motel Makeover began streaming on Netflix on August 25, 2021 and can be watched in 190 countries.

Our animations on Motel Makeover are used to show viewers the before and after of the spaces. While Sarah and April discuss their plans and how they would like to renovate the Motel, our animations fly onto the screen and build up everything that the girls are saying word for word. This style of animation that we create for these TV shows is a process that takes a lot of in-studio designing and specific NEEZO techniques in order to reach that signature NEEZO look that everyone knows.

Although our work has been and continues to be featured on TV shows, it was a pretty cool feeling to see our work and our name in the credits on Netflix.

As some of you may know, NEEZO has been the home of the 3D animations on HGTV’s Property Brothers since its inception in 2011, but our history with creating animations for TV doesn’t just stop there. We’ve also created the animations on other shows that feature Drew and Jonathan Scott (a.k.a. The Property Brothers) such as: Brother Vs. Brother, Forever Home, Celebrity IOU, Property Brothers at Home, and more. You might’ve also noticed our animations on CTV’s Holmes Family Effect, on Jimmy Kimmel Live!, Income Property, and on channels such as ABC, CBC, W Network, and The Food Network.

Bringing the Kelowna skyline to life with the dual towers at ONE Water Street! NEEZO Studios had the opportunity to create the 3D photorealistic renderings and animation of the Penthouse for Kerkhoff Construction and North American Development Group (NADG)’s ONE Water Street, an upcoming development that is set to be Kelowna’s soon-to-be tallest high rises.

How We Created the Animation

When creating this animation (and any of our animations for that matter), we really focus on the music. Think about when you watch a movie. No matter if it’s a horror movie, documentary, thriller, etc, the music does so much to draw the audience in and portray a message because it speaks for itself.

For this animation specifically, we knew that this is a classy penthouse project. Rather than choosing an upbeat song for example, a more sophisticated and elegant cinematic track was chosen in order to bring out the classiness and luxuriousness that this penthouse collection is all about.

After choosing the music, we built out the animation to fit with the beat of the song. While you watch the animation, keep an eye to catch some of the moving parts or changing scenes that flow to the beat of the music. 

So now that we’ve covered the importance of the music,  let’s move to our creative approach and pretty much how we did what we did. 

As you can see, the very beginning of the animation starts off with aerial drone footage that shows off not only the surrounding area, but also where the dual towers will be placed once built. From the first few seconds, the music and the footage already draw in the audience.

While creating the animation of the penthouse, we made sure to exemplify just how sophisticated and breathtaking the penthouse collection is. In the majority of the shots, we made sure to show the view that buyers will always be able to see from their floor-to-ceiling length windows. We also included some fun details such as opening the door and making the grand reveal of the private outdoor terrace. (At this point, the music is building up and really keeping the potential buyers fully engaged and drawn to what they are watching).

After going around each room and focusing on the important details, the music settles down and buyers are left wanting more of that enchanting story that they had been watching. 

Creating an impactful animation is all about how you portray the message. With our ONE Water Street penthouse animation, we chose the perfect soundtrack and played with the footage to draw the viewer in and truly tell the story of how enchanting this penthouse collection is.

About the Penthouse Collection 

The ONE Water Street penthouse is a 4500+ square feet architectural canvas on the 36th floor. With an additional 2600+ square feet of outdoor space landscaped with lush greenery and surrounded by a breathtaking view, the ONE Water Street penthouse is an impressive place to call home. Since the interiors are pretty much empty canvases when it comes to the design, potential buyers have the freedom to customize their penthouse. With that said, and if you were wondering, Toronto-based interior designer, Gluckstein Design, designed the penthouse collection. Other than working with them on the ONE Water penthouse, NEEZO Studios has collaborated with Gluckstein Design on several occasions to bring to life some amazing projects. The ONE Water penthouse collection has an unbelievable 360 degree view of the surrounding city, lake and mountains from floor-to-ceiling windows and seemingly endless outdoor spaces.

One Water Street is a high-density residential mixed-use development designed with generous amenities for urban and modern living. Over the nearly two decades since NEEZO was first established, we’ve worked with amazing clients. One of our most recent partnerships was with Ambria Homes on their PRESTO Modern Towns project.

Ambria Homes sought out NEEZO Studios after taking notice of our breakthrough real estate sales software, LiveSite™. After noticing that our studio provides a wad of innovative, creative real estate services, Ambria Homes felt it was fitting to partner with us to provide the following services: 3D renderings, animation, aerial photography, and our real-time interactive software, LiveSite™.

Ambria Homes’ PRESTO Modern Towns is a brand-new community of contemporary townhomes with 1, 2 and 3 bedroom townhomes complete with underground parking, expansive balconies overlooking spectacular views, and amazing interior finishes. Ambria needed PRESTO to be brought to life beyond the printed page of a marketing brochure. They wanted impressive digital marketing materials that would help make the development shine and convey that PRESTO was in an already established neighbourhood. 

Ambria’s goal for their PRESTO Modern Towns project was to bring back affordability by launching at a starting price in the mid-$400’s. This enclave of 298 townhomes is situated in Scarborough, a diverse and vibrant neighbourhood on the east side of Toronto. Did you know… Scarborough is the community where Grammy-nominated artist The Weeknd was raised, along with a host of other notable actors and sports figures who play in the NHL and NBA?

In order for us to drop the PRESTO community in 3D and have the actual surrounding area shown in every service we provided, our videography team scouted the site and got the shots that we needed. After doing so, our team was off to the races! Since all of our services are provided under one roof, we were able to pass on all of the drone footage to each division and work simultaneously to get the project finished on time and without delay.

Unit Search

The unit search feature allows users to easily browse the project’s inventory, either by navigating between available floor plans or searching directly on the 3D building model with intuitive search filters. The information displayed in unit search is powered by a live connection to a third-party CMS System, ensuring users are viewing up-to-date information about pricing, availability, and more. The search filters include the ability to review: Price Range, Floor Range, Number of Bedrooms, Geographic Orientation, Square Footage, Search by Name, Search by Suite Type.

3D Area Amenities View

Highlighting the project’s location with a pulled-back satellite view illustrates the key area amenities & transit routes near the project. Users are able to rotate & zoom in/out on the map in 3D and select the amenities drop down menu to view imagery and distance to the project site.

Day/Night Cycle

We presented the project in a whole new light by allowing users to select between various times of day. They are able to see the community lit up at dusk, observe a sunset or sunrise, along with viewing the surrounding neighbourhood, complete with moving traffic through the streetscapes. It makes for a dramatic way to explore the project.

Ambria Homes’ priority preview launch was for real estate brokers (who bring their clients). During the soft-launch, the project sold a whopping 37% of its units! In Ontario, builders need to sell 70-80% of the units before they can begin construction. This project is currently at priority

preview stage for the general public and it’s already halfway to breaking ground! LiveSite’s 3D interactive sales software designed for PRESTO has been a big hit and has immensely allowed potential buyers to understand how great of an upcoming community it is. NEEZO believes that LiveSite™ has a very positive impact on how quickly the sales have been coming in.

I am so proud to be part of a company that is at the forefront of technology and the architectural visualization industry, but above all, a company that cares so much about its clients and how our work and expertise can positively benefit the real estate industry. As a result, NEEZO Studios contracted Leger Research (the largest Canadian-owned market research and analytics company in Canada) to conduct a never done before in-depth 10 minute survey aimed at providing up-to-date research on homebuyer sentiment related to buying a pre-construction home. This survey gave homebuyers the opportunity to give their honest feedback regarding the digital tools available to them when it comes to envisioning and understanding how their new home will look before it is built.

As a leading architectural visualization studio that is always ahead of the game, NEEZO Studios understands how valuable digital marketing tools can be for home buyers, especially now that the Covid-19 pandemic has dramatically shifted the paradigm of the homebuying process.

When speaking to prospective new clients, Marvin Maalouf, founder of NEEZO Studios, sometimes encounters those who say: “That’s a cool piece of technology, but…” or “Neat sales software, but…” or “You produce extremely photorealistic 3D renderings and animations, but…my homebuyers don’t care about all this digital/virtual stuff.”

Regarding the results of this survey, Marvin stated, “Turns out home buyers do care. Homebuyers today are time-starved, very tech-savvy, and before they even visit a pre-construction sales center, they’ve already done their homework – digitally and virtually.

A majority say they would appreciate the option to visit new home and condo sales centers virtually (74%)

The most important digital elements when visiting a sales centre are: floor plans in 2D (85%), being able to digitally view home on lot (78%), and seeing the distance to amenities (75%)

The most important features that homebuyers care about are: Viewing floor plans in 2D (85%), Being able to digitally view the home on the lot (78%), Being able to see how many minutes away amenities are (75%), Photo galleries (73%), 3D renderings of the home or condo (73%), Floor Plans in 3D (72%).

Methodology

The online survey was executed by Leger and conducted among a database of magazine subscribers whose readers are homeowners and homebuyers in Toronto and the Greater Toronto Area. It was carried out and the data was collected between Nov. 12 and 23, 2020. The analysis of the survey was independently provided by Leger.

I am very excited to share one of NEEZO Studios’ latest scale models which we created for Nahid Kennedy! Nahid Kennedy is Nahid’s upcoming 10 storey condominium which is located just north of the Scarborough Bluffs. 

I had the opportunity to stop by the Nahid Kennedy sales center when we were setting up our model. It’s always exciting to see our models on display in the middle of the room!
